Welcome to our villa, where the principles of honesty, respect, and responsibility guide our shared experience. The following terms are crafted to provide a clear understanding of what we expect from our guests and what you can expect from us during your stay.
Room Guarantee: We ensure that the accommodation provided will either be as depicted in the images or of a similar quality and charm.
Respectful Use: Our villa is a sanctuary of tranquility. To preserve this atmosphere, we strictly prohibit parties and excessive noise, with quiet hours from 10 pm to 7 am.
House Rules Compliance: Adherence to our house rules is mandatory. Failure to comply will result in occupancy termination without a refund.
Exclusive Occupancy: The villa and its facilities are exclusively for registered guests. No external visitors are permitted without approval.
Damage Liability: Guests are financially responsible for any damage to the property during their stay.
Natural Environment: The villa is nestled in nature, which brings inherent variability. We maintain high cleaning standards and ask guests to report any issues immediately.
Safety First: Guests should exercise caution, especially near the pool and lake, and supervise children at all times.
Accessibility: Outdoor areas may challenge those with limited mobility due to steps and uneven terrain.
Price Integrity: We reserve the right to correct pricing errors to reflect current market conditions.
Pets: A pet-free environment is maintained, with the exception of outdoor-residing cats.
Entire Villa Bookings: Confirm availability with us before booking the entire villa for exclusivity.
Neighborly Consideration: We respect our neighbors' peace and privacy and enforce a no parties or events policy.
Refundable Security Deposit: A CHF 2500 security deposit is required, payable via bank transfer, cash, credit card, or SumUP.
Payment Methods and Fees: Credit card payments incur a 2.9% fee. Bank transfers should be settled before your stay.
Seasonal Amenities: Availability of outdoor amenities like the pool and hot tub is weather-dependent.
Force Majeure: The Villa Owner is not liable for interruptions caused by events beyond their control.
Cancellation Policy: Cancellations within 45 days prior to the rental period are non-refundable. For cancellations made 46 days or more before the rental period, a 50% cancellation fee applies. Peak Season (June - August and New Years period) bookings require a 50% cancellation fee if made 75 days or more before the rental period. Cancellations within 75 days will result in a 100% retention of the rental amount.
Insurance: Travel insurance is recommended to cover accidents, injuries, loss, and cancellations.
Payment Conditions: A 30% deposit secures your booking. Full payment is required for last-minute bookings.

Accident Liability: Guests occupy the property at their own risk and assume liability for any harm that may occur.

Acknowledgement of Risk: Guests acknowledge that any activity or use of facilities, including the pool and lake, is at their own risk. The Villa Owner is not liable for accidents or injuries.
